This is the title of an interesting article published in HealthBeat, the health newsletter from Harvard Medical School.

Here is an excerpt:

Sounds dreamy, but rather hard to reconcile with the fact that exercise has been a dismal failure as a weight loss strategy.

Could that be that increased calories burned leads to more calories ingested and that offsets the exercise. If I walk before I eat, I m hungrier.

Yes. And because exercise doesn't burn that many calories. If you think about it, it makes sense. We would never have survived as a species if it was that easy for us to burn through energy. Exercise is for health and quality of life, not losing weight.

Regular exercise seems to hurt my fat loss. However I feel it still has its benefits which outweigh the many problems I run into with exercise.

That said I'd love to turn my white fat into brown fat. My fat to get off the couch, enjoy the sunshine and get a tan.

It can certainly happen like that. Stress your body too much with too much of a deficit and your system essentially goes into 'panic' mode and your metabolism can tank, along with some water retention issues, which can certainly affect your waste line. With exercise you don't want to drive yourself into the ground, you want to gradually introduce your body to a new stress that it will adapt to. Going too far doesn't lead to beneficial adaptation, it leads to harm. And too far is relative for all of us.

Exercise can be a weight loss tool. I believe the reason why exercise fails for a weight loss tool for many people is that they people sometimes overcompensate by eating a lot more.

Also, exercise can burn many calories. It all depends on your intensity.

True, but study after study has only found a behavioral link to exercise and weight loss, not a causative one, and maintaining a level of intensity necessary to burn significant calories over time is beyond most people in terms of practicality and ability.
